How much is stamp duty in QLD?

Queensland transfer duty is calculated on the dutiable value of the property — usually the purchase price. Two rate scales apply:

  • General rate — applies to investment purchases and any property that won't be your principal place of residence. Starts at $1.50 per $100 above $5,000, rising through several brackets to 5.75% above $1,000,000.
  • Home concession rate — a reduced scale for eligible owner-occupiers, starting at $1.00 per $100 up to $350,000.

First home buyer concessions

Queensland offers additional concessions for eligible first home buyers, including the first home concession (existing homes) and — from 1 May 2025 — a full concession for eligible first home buyers purchasing a new home. These concessions are not auto-applied here; confirm eligibility with the Queensland Revenue Office.

Principal place of residence (PPR)

To keep the home concession rate you generally need to move in within one year of settlement and live there for at least 12 months. Renting the property out before that period can trigger a reassessment at the general rate.
