What we handle

Every step of a residential purchase.

One fixed fee covers the legal work from contract review to keys in your hand.

Contract and Section 32 review

Every contract and vendor statement is read by a property lawyer before you sign. Disclosure gaps, special conditions and risk are summarised in plain English.

Finance and stamp duty

We coordinate with your broker or lender, calculate transfer duty correctly for your state and any concessions you qualify for, and time the finance date to match reality.

Searches and due diligence

Title, council, planning, water and any specialist searches the property warrants. The results are reviewed and reported — not just forwarded.

PEXA settlement

Electronic settlement on PEXA, coordinated with the vendor's lawyer, both lenders and the land registry. Funds and title in a single step.

First home buyers

Concessions, exemptions and grants vary by state and property type. We confirm what you are eligible for and apply it at settlement — not after.

FIRB applications

Where Foreign Investment Review Board approval is required, we assess the position, prepare the application and time it so it does not delay settlement.

Specialist situations

First home buyers, foreign buyers and auctions.

The fundamentals of a purchase are the same — but the detail can change the outcome.

First home buyers

Concessions applied at settlement.

Stamp duty concessions, first home owner grants and principal place of residence exemptions vary by state and property type. We confirm eligibility early, complete the statutory declarations and apply the concession at settlement — not by refund afterwards. Use the stamp duty calculator for an indicative figure.

FIRB considerations

Approval, where it is required.

Foreign persons — including most temporary residents — generally need Foreign Investment Review Board approval to buy residential property in Australia. The rules and fees differ for new dwellings, established dwellings and vacant land. We assess whether approval is required, prepare and lodge the application, and time it so it does not delay settlement.

Auction purchases

Pre-auction review is essential.

Auction contracts do not carry a cooling-off period in most states. A pre-auction contract review is the only opportunity to negotiate amendments or walk away cleanly. Upload the contract early and we will review it, raise amendments with the vendor's lawyer and brief you before the auction day.
