Selling Property
End-to-end vendor conveyancing for Australian property sellers — Section 32 preparation, contract of sale, agent coordination and PEXA electronic settlement. Supervised by an Australian property lawyer, on a fixed fee.
Most Section 32s are drafted and returned within a few business days. We can move faster for time-pressured campaigns.
- Section 32 / vendor statement preparation
- Contract of sale drafted to your circumstances
- Statutory and authority searches
- Agent and purchaser-side coordination
- Mortgage discharge with your lender
- PEXA electronic settlement and adjustments
Every step of a vendor's matter.
One fixed fee covers the legal work from instructions to settlement.
Section 32 preparation
We obtain the title, planning, rates and authority searches and prepare a complete vendor statement — the document the law requires before a buyer can sign.
Contract of sale
Drafted to your matter, not a template. Settlement period, deposit, nominee rights, chattels, exclusions and any special conditions you require.
Agent coordination
We provide your agent with the contract and Section 32 before the campaign opens, and field purchaser-side legal questions so the agent can focus on offers.
Mortgage discharge
We notify your lender, lodge the discharge authority and coordinate payout figures so settlement funds clear your loan in a single step.
Settlement preparation
Statement of adjustments for rates, water and owners corporation levies; release of keys arranged with the agent; final figures confirmed before the day.
PEXA settlement
Electronic settlement on PEXA, coordinated with the purchaser's lawyer, both lenders and the land registry. You do not need to attend.

What goes wrong in vendor matters — and how we prevent it.
Defective Section 32 disclosure
Missing certificates, out-of-date title searches, omitted notices or incorrect owners corporation information can give the purchaser a right to terminate. Preparation by a lawyer — not a template — is the single best protection.
Special conditions drafted by the agent
Agents are not authorised to draft contract terms. Hand-written or template special conditions can be unenforceable, ambiguous or expose you to liability. Every special condition should be drafted or reviewed by your lawyer.
Mis-timed settlement on your next purchase
If you intend to buy after you sell, the settlement dates must align. A short sale-side settlement with a long buy-side one can leave you without funds; the reverse can leave you without a home. We coordinate both matters when we act on each.
Outgoings and owners corporation surprises
Unpaid rates, water, owners corporation levies or special levies struck before settlement come off your proceeds at adjustment. We obtain the certificates early so there are no surprises on the day.
