Defective Section 32 disclosure

Missing certificates, out-of-date title searches, omitted notices or incorrect owners corporation information can give the purchaser a right to terminate. Preparation by a lawyer — not a template — is the single best protection.

Special conditions drafted by the agent

Agents are not authorised to draft contract terms. Hand-written or template special conditions can be unenforceable, ambiguous or expose you to liability. Every special condition should be drafted or reviewed by your lawyer.

Mis-timed settlement on your next purchase

If you intend to buy after you sell, the settlement dates must align. A short sale-side settlement with a long buy-side one can leave you without funds; the reverse can leave you without a home. We coordinate both matters when we act on each.

Outgoings and owners corporation surprises

Unpaid rates, water, owners corporation levies or special levies struck before settlement come off your proceeds at adjustment. We obtain the certificates early so there are no surprises on the day.
