Fixed-fee scope for buyers and vendors of commercial, retail and industrial property.

Commercial purchases and sales

Retail, office, industrial, mixed-use and development sites. We draft and negotiate the special conditions that carry the deal — finance, due diligence, planning approvals and lease conditions.

GST and margin scheme

Going-concern, margin scheme, taxable and GST-free supplies. The position is settled in the contract — not at settlement — and coordinated with your accountant.

Lease and tenancy review

Every lease and licence reviewed in full. Lease summaries, estoppel certificates, bank guarantees and bond transfers handled so the rent roll moves cleanly on settlement.

Due diligence

Title, planning, building, environmental and statutory searches; outstanding orders, owners corporation status and contamination indicators reviewed and reported.

PEXA settlement

Electronic settlement with rent, outgoings and bond adjustments, plus coordinated discharge and registration of new mortgages and securities.

Higher-risk contract review

Vendor-favourable, non-standard and developer contracts read by a property lawyer and rewritten where needed — not signed under cover of "standard form".

Purchaser structures

Companies, trusts and SMSFs — named correctly, the first time.

The purchaser entity on the contract drives the duty, GST and lender position. We confirm it with you and your accountant before signing.

Company purchasers

Trading and holding companies.

We act for trading entities acquiring operating premises and for holding companies acquiring investment assets. ACN and ABN verification, director identity, and lender security arrangements are managed end-to-end through PEXA.

Trust purchasers

Discretionary and unit trusts.

Trustee name, trust name and trust deed wording all matter. We check the deed permits the acquisition, the trustee has authority to bind the trust, and the contract is signed in the correct capacity to avoid double duty.

SMSF purchasers

SMSF and bare trust acquisitions.

Where an SMSF is acquiring property with borrowed funds, the bare trust holding entity must be in place and named correctly on the contract before signature. We coordinate with your SMSF auditor, accountant and lender so the structure is compliant from day one.
